Complete Drainage Solutions for Fairfax, VA Homeowners

French Drains

Fairfax's clay-loam soil drains slowly and holds water near the surface, so water collects and lingers in low areas long after a storm. A French drain intercepts that water where it gathers and carries it to a safe exit, out of sight beneath your lawn. We handle the full installation and restore the surface afterward. See how our French drain installation works.

Dry Creeks & Swales

A dry creek or swale is a naturalized channel that guides runoff along a controlled path instead of letting it spread across the yard - a good fit on the established, tree-lined lots common across Fairfax. Finished as a decorative riverbed or blended into the turf, it manages water while adding to the landscape. Learn more about dry creeks and swales.

Downspout Extensions

On Fairfax's older homes, downspouts often still discharge right at the foundation, adding roof water to ground that's already slow to drain. A buried downspout extension carries it well clear of the home to a safe exit - often the simplest and most cost-effective first step. See our downspout solutions.

Yard Grading & Regrading

In an established city where many yards were graded decades ago, a slope that sends water toward the house funnels it at the foundation every storm. We rework the grade so water flows away from structures, then restore the area with composted topsoil and fresh sod. Learn about our grading work.

Why Drainage Problems Don't Fix Themselves

The City of Fairfax is threaded by Accotink Creek and Daniels Run, and most of it sits on clay-loam soil that's slow to absorb water and holds it near the surface. It's an older, established city, and a lot of its grading and drainage is decades old - which is why recent intense storms have overwhelmed it in spots and prompted the city to restore streams and rebuild neighborhood drainage. On an older lot, water that can't move away works toward the foundation. That's why we evaluate the entire site before recommending anything.

What Proper Drainage Actually Prevents

  • ✓ Basement and crawlspace water intrusion
  • ✓ Foundation cracking and settling
  • ✓ Standing water that breeds mosquitoes
  • ✓ Soil erosion, washouts, and bare spots
  • ✓ Drowned or root-rotted plantings
  • ✓ Icy walkways from winter runoff and refreeze

Es una compañía con mucha experiencia.

I highly recommend Independence for your lawn care services. I have used Independence for over 5 years, and my lawn has looked better than it ever has. I have used a few national chains and have tried to do the care myself. The results weren't great. I hired Independence because they were a local company. They were a few dollars more (literally a few dollars) than the national chains, but their expertise, responsiveness to requests and questions, and, most importantly, the results (how my lawn looks) are outstanding. My lawn is almost always lush and dark green (I don't have sprinklers, so it does burn a bit in the summer), and you won't find any weeds or crabgrass. I can't say enough about the service Independence provides.Chad and Sam and the rest of the talented team at Independence will treat you right.

We have used Independence Landscaping for many years for weekly lawn service and we have been extremely happy with the results for our lawn. For the last 4 years, Independence Landscaping has done our big spring clean-up, which included weeding, mulching, edging, trimming and reshaping all the bushes, as well as new plantings. They have done an outstanding job, and we are so happy with the expertise and the experience the company brings to the job! I would like to especially thank the landscape crew that worked on the job: Deybi (the crew leader) , Carlos, and Jose. Thank you so much for such a beautiful job! We highly recommend Independence Landscape for any of your landscape needs!

Wow!...this is the first word that comes to mind when I think of the job Independence Landscape has done transforming my lawn. I used the word transform because that is truly what they have done in such a short time. From the first consultation with Brandon to the weekly mowing with Henry's crew, to the sodding and clean up project with Deybi, Carlos and Luis. And whatever product Francisco is treating the lawn with has my yard looking spectacular. So far I would give my experience with Independence Landscape a 10/10. My account manager Brandon is very personable and always reachable. They have a great online invoicing system so you can see exactly what service has been performed and when before they charge you. Knowing I have such professionals on my side handling my yard for me provides so much peace of mind. I look forward to continuing working with Independence for a long time!

We had an excellent experience with Independence Landscape over the years, and a major reason for that was Brandon Caycedo. In an era where reliability and accountability seem increasingly rare, Brandon consistently stood out.

Any time we had questions or concerns, he would personally come to our home to speak with us face-to-face. He was patient, professional, and transparent when explaining the costs associated with services and projects. Admittedly, I was initially skeptical about some of the pricing. That skepticism disappeared once we were exposed to the half-baked work and poor reliability of competing companies — whether for snow removal, landscaping, or tree and plant installation. The difference in quality, responsiveness, and professionalism became obvious very quickly.

Brandon and the team at Independence Landscape demonstrated something that is unfortunately uncommon today: consistency, responsibility, and genuine pride in their work. Too bad there are not more responsible and reliable companies — and people like Brandon — across other service industries.

Highly recommend.

We’ve been using Independence Landscape for the past two years and couldn’t be happier with their service.

Allen, our account manager, is always available to talk or meet whenever we have questions or want to discuss our lawn care. Thanks to their team, our lawn has never looked better—lush, green, and so soft it feels like walking on a plush carpet. As dog owners (we have an English bulldog), we also really appreciate that the products they use are pet friendly.

Recently, we had them fix a low spot in our front lawn and refresh the mulch in our landscape beds. The crew—Modesto, Brian, and Vidal—arrived right on time and immediately got to work. They truly went above and beyond: the lawn repair looks fantastic, and all of the beds were not only freshly mulched but also carefully edged, giving everything a clean, polished look.

We’re absolutely thrilled with the results—our yard has never looked better. We highly recommend Independence Landscape for anyone looking for reliable, high-quality lawn and landscaping services.

Can’t recommend Independence Landscape enough! As busy parents, working full time and managing young children, we needed to outsource our landscaping and yard maintenance. The team at Independence has been responsive to our needs and extremely communicative. Additionally, we frequently receive compliments from our neighbors about how excellent our yard looks. Their prices are fair and their work is consistent and professional. You won’t be disappointed.

Frequently Asked Questions

Usually the clay-loam soil, which drains slowly and holds water near the surface, combined with a yard grade that sends water toward the house. A downspout discharging too close to the foundation is a common contributor, and homes near Accotink Creek or Daniels Run hold water longer. Because most properties have more than one cause, a full-site evaluation is the right first step.

Both are naturalized channels that guide runoff to a safe exit - the difference is the finish. A dry creek is lined with decorative gravel and boulders for a riverbed look, while a swale is graded and blended into the turf so it disappears into the lawn. We recommend whichever fits your drainage needs and the look you're after. See our dry creeks and swales →

Cost in Fairfax comes down to the same factors as anywhere - the size of the affected area, how severe the problem is, the solution or combination the site needs, equipment access, and how much restoration the job requires. Here, established lots often need regrading alongside a drain, and tighter Old Town parcels can limit equipment access, both of which affect scope. Every project is quoted after an on-site evaluation, so the number reflects your property rather than an average.

It can contribute. The city sits on clay-loam soil that holds water, and much of its grading and drainage is decades old - which is why recent intense storms have overwhelmed it in spots and prompted the city's own stream and drainage work. On an older lot, that aging infrastructure plus a grade tilted toward the house keeps water against the foundation. We address what's happening on your property and route water to where it can safely go.

We don't - our business is built on long-term client relationships, and our existing maintenance clients come first. If you're open to an ongoing service like our Fairfax lawn care program, we're glad to meet with you, evaluate your drainage, and put together a correction plan.
